This website ("www.zionistinvestor.com") provides you with access to real estate listings, services, service provider listings, and other related links for your personal non-commercial use ("Content"). Please read these Terms and Conditions ("Terms") carefully before using this Site. These Terms shall govern the use of this Site and apply to all internet traffic. By using this Site, you also agree to our Privacy Notice, which describes how we collect, use, disclose, and protect your personal information. If you do not agree to these Terms or the Privacy Notice, you cannot use our Site. Your access and use of this Site signify your agreement with these Terms. Zion International Properties Ltd ("Company", "ZI", "We", "Us", "Our") reserves the right, at its sole discretion, to modify, alter or otherwise update these Terms. Such modifications shall be effective immediately upon posting. By using this Site after we have posted such modifications, alterations or updates you agree to be bound by such revised Terms.

1. Users & Requirements

To access and use this Site, you must meet the following requirements: (a) you are legally competent to enter into binding agreements; (b) you are at least 18 years of age; (c) you maintain a valid email address; and (d) you hold valid government-issued identification. If prompted, you are required to provide accurate information. By using this Site, you confirm that you have read and agree to these Terms and the Privacy Notice, and you consent to provide required information voluntarily and in compliance with applicable law. You are not under any legal obligation to provide us with your information, and if you do provide us with your information, you do so of your own free will. The Content on the Site, including, but not limited to text, images, illustrations, audio clips, and video clips, is protected by copyrights, trademarks, service marks, and/or other intellectual property rights (governed by international copyright laws and other treaty provisions, privacy and publicity laws, regulations, and statutes). The intellectual property rights herein are owned and controlled by the Company, or by third party content providers ("Providers"). Providers will have licensed their content or the right to market their products and/or services and given the Company consent. Content on this Site or any web site owned, operated, licensed, or controlled by the Providers is solely for your personal non-commercial use. Certain content is provided by our property owners, and Providers. The posted information is based upon information which we consider reliable, but because it may have been supplied by third parties, we cannot represent that it is accurate or complete, and it should not be relied upon as such. The real estate properties, offerings, and information set forth on this Site are subject to errors, omissions, changes, or withdrawal without notice. All dimensions are approximate and have not been verified by the selling party and cannot be verified by us. It is recommended that before you purchase any real estate from the selling party that you hire a professional in the business of determining dimensions, such as an appraiser, architect or civil engineer, to determine such information and receive legal advice concerning the terms and conditions of the purchase contract. When you express interest in a listing or request information, we may share your personal information with independent real estate professionals, owners, brokers, and agents to facilitate your request. Such third parties act as independent database owners under Israeli law with respect to information you provide to them directly. 4. Scope of Brokerage Services

The Company employs licensed realtors under applicable Israeli real estate brokerage laws ("Broker") and the Broker may provide brokerage services in connection with certain properties listed on the Site. When the Broker provide brokerage services, such activity will be expressly identified, and the relationship between you and the Broker will be governed by a separate brokerage agreement, including provisions relating to commissions, exclusivity, duties, and disclosures required under Israeli law. Unless and until such a brokerage agreement is executed, no brokerage, agency, fiduciary, or representation relationship shall be deemed to exist between you and the Broker.

5. Marketplace & Independent Service Providers

In addition to offering Broker services, the Site operates as a marketplace through which independent service providers, such as architects, engineers, attorneys, tax advisors, inspectors, contractors, and other professionals, may offer services to You. These providers are independent third parties and are not employees, agents, partners, or representatives of the Company. The Company does not supervise, control, endorse, or guarantee the quality, legality, pricing, availability, or suitability of their services. Any engagement you enter with such providers is solely between you and the provider.

6. Separation Between Brokerage Services & Marketplace

The Company's brokerage services performed by the Broker are separate and distinct from its marketplace services. Fees paid by service providers for listing, advertising, or referral placement on the Site do not influence the Company's Broker's, professional obligations, or recommendations with respect to real estate transactions. Any decision to engage a service provider from the marketplace is voluntary and independent of any brokerage services provided by the Broker. The Company and the Broker shall not be responsible for the acts, omissions, professional performance, or contractual obligations of any marketplace provider.

7. Third-Party Fees & Other Arrangements

Engagements with service providers or professionals accessed via the Site may involve independent fees, commissions, retainers, or costs determined solely by those providers. The Company has no control over and bears no responsibility for such fees or payment arrangements. You are solely responsible for understanding and agreeing to any contractual terms or costs associated with third-party services.

8. Prohibited Activities

Any action you, any third party We bring to enforce these Terms, or in connection with any matters related to this Site, shall be brought only in the competent courts of Tel Aviv-Jaffa, Israel and you expressly consent to the jurisdiction of said courts. If any provision of these Terms shall be unlawful, void or for any reason unenforceable, then that provision shall be deemed severable from these Terms and shall not affect the validity and enforceability of any remaining provisions.

15. Right to Suspend or Terminate Access to our Site
